Relocating and buying a property is probably the most important and financially significant event anyone can go through. WHAT WE DO.
Support – Clients are often busy, or unfamiliar with the property market especially if moving to a new area. They need help with local schools, transport, shopping and leisure facilities. Is it a safe environment to raise a family? We make life easier by reducing complication, saving time, effort and even money. For everyone we work with, it's about finding the right place to call home.
Finding the right home – We do all the leg work, asking the right questions of the right people, saving you time and effort, and it can also reduce your costs. Our job is to help you make the right decisions with the best information to hand.
HOW WE DO IT.
The home search starts in the most important place - where you live right now. We are then able to get a better understanding of your property aspirations, as well as your family, business and lifestyle requirements.
The next step is to work together to identify your optimal search area, and develop a shortlist of properties matching your detailed criteria. With the list established we can then view the properties for you in advance, reporting back detailed first hand information. Often properties are considered that previously may have been discounted purely based on the property details.
If and when you then decide to buy, we will handle all the negotiations on your behalf to acquire the property for you. Having identified the right property we negotiate the purchase and monitor it throughout the entire legal process, liaising with the Estate Agents, vendors, surveyors and solicitors to ensure a successful completion. We will even negotiate with suitable Removal Companies to ensure a smooth move into your home.
FEE STRUCTURE.
Initial upfront fee of *£300.00 (non refundable) to include fact find, property or land search, liaison with prospective vendors and/or their representatives.
On completion *0.75% of the purchase amount payable via appointed solicitors.
Attending auctions regardless of successful purchase *£200 per day
Above fees include appointing a solicitor to act for the purchase, negotiating with removal companies and attending the property for survey purposes.
